How to Repair a Sash Window: Five Faults You Can Fix

Before you buy anything, work out which fault you actually have. A sash that will not move, a sash that rattles and a sash that draughts feel like the same problem to live with, but they have entirely different causes and entirely different fixes — and only one of them involves taking the window apart. Get the diagnosis right and five of the commonest sash faults are within reach of a homeowner with a knife, a screwdriver and a free afternoon.

Five minutes with the window, before you touch anything

Do this first. It costs nothing and it tells you almost everything.

  • Try to lift the bottom sash. Immovable, or does it shift a fraction then stop dead? A fraction of movement then a stop is mechanical. No movement at all is usually paint.
  • Push it up six inches and let go. A properly balanced sash stays exactly where you leave it. If it slides down, the weights are light or a cord has gone. If it will not stay up at all and the sash feels suddenly heavy on one side, a cord has snapped on that side.
  • Listen. A squeal on the way up is a dry pulley. A grinding or a thud is a weight touching the box.
  • Push the closed sash from inside towards the outside with the flat of your hand. If it moves more than a millimetre or two, the staff bead is set too far off or the parting bead is worn — that is your rattle.
  • Run the back of your hand around the meeting rails and along the bottom rail on a windy day. That tells you where the draught is coming in, which is rarely where people think.
  • Press a bradawl or a bare screwdriver point into the bottom rail, the cill and the bottom of each stile. If it sinks in without much effort, you are not looking at a repair job any more.

Everything below assumes that last test came back sound. If it did not, skip to the end.

Fault 1: the sash will not move at all

Nine times out of ten in a London house this is paint. Successive coats bridge the joint between the staff bead and the sash stile, and between the parting bead and the sash, and glue the whole thing solid. It is not stuck timber, it is a paint film acting as an adhesive.

  1. Work from the inside with a stiff filling knife or a purpose-made sash-easing blade. Drive it into the joint between the staff bead and the sash — not into the timber face — and work along the full height on both sides.
  2. Do the same at the top of the bottom sash where it passes the parting bead, and along the bottom rail where it meets the cill.
  3. Repeat from the outside if you can reach safely. Paint bridges both faces.
  4. Only then try the sash, hands flat on the bottom rail, even pressure both sides. Never lever with a bar under the rail — you will split the rail out of the joint before the paint gives.
  5. If it now moves but binds, candle wax or a block of paraffin wax rubbed on the running faces of the pulley stiles is the traditional dressing. Not oil, which picks up dust and goes sticky.

If it still will not move after the paint bond is cut, the cause is different: swollen timber after a wet winter, a weight sitting on the bottom of the box, or a sash that has been screwed shut at some point in its life — look for filled screw heads through the staff bead. Fault 2: it rattles in the wind

A box sash needs clearance to slide, and clearance is exactly what lets it rattle. The parting bead — the thin upright strip that separates the two sashes, usually 7 to 10mm thick and 25 to 28mm deep, depending on the maker and the period — wears where the sashes rub it. The staff bead on the room side is what holds the bottom sash against the parting bead, and it is fixed with pins or with screws in cups so it can come off for maintenance.

The fix is to reduce the gap without binding the sash:

  1. Ease the staff bead off carefully, starting at the middle of the length and working outwards so you do not snap it. Number the pieces on the back with a pencil.
  2. Refit it a millimetre or two closer to the sash. On old work the pin holes will not let you move it much; drill fresh pilot holes rather than fighting the old ones.
  3. Test the sash before you punch the pins home. You want the sash held, not gripped: it should still slide with one hand.

If the parting bead itself is worn thin, split, or has been painted into a lumpy mess, replace it. It is cheap timber, it pushes into a groove in the pulley stile, and it is the single most under-appreciated component in the window — there is a whole piece on what staff beads and parting beads do and why the wrong size causes half the problems people blame on the sashes.

A rattle and a draught nearly always share a cause. Fixing the rattle properly, by getting the beads back to the right clearance, usually cuts the draught before you fit a single seal.

Fault 3: it draughts

Cold air comes into a sash window at four places: between the bottom rail and the cill, up the sides of both sashes past the beads, through the gap at the meeting rails where the two sashes cross, and over the top rail of the upper sash. On an untouched Victorian window, the meeting rails and the top of the upper sash are usually the worst and the least obvious.

The DIY route is a self-adhesive brush pile carrier or a P-strip seal applied to the running faces. It works, and it is genuinely worth doing before winter. Two things to know:

  • Adhesive-backed pile on a painted surface is only as good as the paint underneath. Clean the surface with meths, let it dry, and press the carrier down along its whole length. If the paint is flaking, the seal will lift by February.
  • The professional version is different work: a router cuts a groove roughly 8mm wide and about 3.5mm deep into the sash edges and the beads, and a rigid carrier is pushed into it so the pile is captive. That is why a proper draught-proofing job means the sashes come out, and why it does not peel off after a year.

There is one small piece of tax trivia worth knowing here. Installing draught stripping in a home counts as an energy-saving material for VAT: it is zero-rated in the UK until 31 March 2027, then reverts to 5%. Secondary and double glazing get no such treatment — they stay at the standard rate. Fault 4: the pulley squeals or grinds

The axle pulley in the top of each pulley stile — usually a 50mm (2in) wheel on a brass or steel faceplate — carries the whole weight of the sash and the cord over one small bearing. After a century that spindle is dry.

  1. Undo the two screws in the faceplate. They will be painted over; clear the slots with a bradawl first so you do not chew the heads.
  2. Ease the pulley out just enough to reach the spindle. It does not need to come all the way out.
  3. A drop of light machine oil on each end of the spindle, then work the wheel by hand. Not grease, which stiffens in the cold, and not spray lubricant, which flashes off in weeks.
  4. Wipe the excess. Oil on a sash cord shortens its life.

If the wheel is worn oval, the spindle has worn a groove, or the faceplate is cracked, replace the pulley — it is a like-for-like swap, and the reasons they wear and seize are worth understanding before you buy the cheapest one online. Note the cord runs over the wheel at exactly one point in its travel, and that is where cords fray first.

Fault 5: the fastener no longer pulls the sashes tight

A fitch fastener works by cam action: turning the arm draws the two meeting rails together and locks them in the same plane. When it stops doing that, people assume the fastener is worn. Usually it is not — the sash has dropped a few millimetres because a cord has stretched or the joints have opened, and the two halves of the fastener no longer line up.

Close the window and look at the meeting rails from the side. If the top of the lower rail and the bottom of the upper rail are no longer flush, that misalignment is your problem. Small offsets can be taken up by repositioning the keeper plate — plug the old screw holes with slivers of timber and glue, let it set, then re-drill. Never just move the screws slightly; they will find the old holes and pull back to the wrong place. Larger offsets mean the sash needs rehanging, not refastening. Whether a fitch fastener or a Brighton bolt is the better security fitting is a separate question again, and one worth asking before you buy replacements.

On weights: each of the two weights carries roughly half the sash. Trade practice is to run the upper sash marginally heavy — around half a pound (roughly 250g) extra per side — so it does not creep down when open, and the lower sash marginally light for the same reason in reverse. Get that balance wrong and the window either drifts or feels like lifting a paving slab. The detail on matching weights to a sash matters more than people expect, particularly if the glass has been changed at some point.

When to stop

Stop and get a joiner in if any of the following is true. None of these is a failure of nerve; they are all jobs where an afternoon of DIY makes the eventual repair more expensive.

  • A bradawl sinks into the bottom rail, cill or the bottom of a stile. That is rot, and filler over it traps moisture and accelerates it. Knowing which rot you are dealing with changes the treatment.
  • The joints in the sash have opened. A sash held together by paint will come apart on the bench.
  • The glass is cracked, or it is old drawn glass you want to keep. Handling a full-size Georgian pane out of a frame takes practice.
  • The window is above the ground floor with no safe internal access, or it is a bay, an oriel or a curved head.
  • The property is listed. Repairs in kind are usually fine, but changes are not, and it is easier to ask first than to unpick later.

Most sash windows that people are quoted to replace need none of that — they need cords, beads, seals, a bit of splicing and a decent paint system.
