How to Stop Sash Windows Rattling in the Wind for Good

It starts around eleven and gets worse as the wind picks up. A hard tap, then a run of them, then quiet, then it starts again. By two in the morning you know exactly which window it is and you are considering a strip of cardboard.

The cardboard will work until spring. If you want it fixed properly, the useful thing to know is that a sash window has five separate places it can rattle from, and the cure for one of them does nothing for the other four. Wedging the bottom sash tight is the most common attempt and the least often correct.

A sash window is built loose on purpose

Two sashes slide vertically in a hollow box frame. For them to slide, they have to be smaller than the space they run in. The bottom sash runs between the parting bead and the staff bead; the top sash runs between the parting bead and the outer lining. Each sash needs roughly a millimetre or two of clearance all round or it binds.

That clearance is where the noise lives. In still air the sash sits where gravity and its cords put it. In wind it does not. A gale sets up a pressure difference across the face of a building — positive on the windward side, negative on the lee — and that pressure acts on the sash. With 1mm of play it hums. With 3mm it knocks.

Three things widen that gap over time.

Timber shrinks in a heated house. A sash absorbs and gives up moisture with the air around it. Central heating drives the moisture content of internal joinery down through the winter, and softwood loses noticeably more width across the grain than along it. A 45mm sash stile can give up half a millimetre or more between October and February. That is why rattling reliably gets worse in the same months as the gales, and why some windows go quiet again in June.

Beads wear. The staff bead and the parting bead are the only two things holding a sash laterally. They are thin, they get knocked off and refitted whenever anyone works on the window, and each cycle of paint stripping takes a little more off the face. Paint builds up, then comes off. A rebuilt paint film can hold a sash snug for a decade. Strip it and the sash is suddenly loose in a frame that has not changed at all.

Finding the actual source

Do this in daylight with the window closed and fastened. It takes ten minutes.

  1. Push the bottom rail. Put a hand on the bottom rail of the lower sash and push firmly towards the outside, then pull back. If the whole sash moves front to back, the staff bead is too far off. That is the commonest single cause.
  2. Push the top sash. Reach up and do the same to the meeting rail of the upper sash. Movement here means the parting bead is worn, shrunk or missing a section.
  3. Test the meeting rails. With the fastener closed, try to slide the two rails past each other sideways and then push one in and pull the other out. They should feel welded. If there is play, the fastener is not drawing them together.
  4. Press the glass. Thumb pressure in the middle of the pane, firmly. A pane that gives and clicks is loose in its rebate: the putty has perished and the glass itself is what you are hearing. This one fools people constantly, because the sash is tight and the noise is still there.
  5. Check the cords. Raise the bottom sash 300mm and let go. It should stay put. If it drifts down, or drops, the balance is out or a cord has gone. A sash carrying no cord tension moves more freely in the frame and rattles more.
  6. Do it again at night in a gale, with a torch. You will hear which of the five it is in about twenty seconds, and you will not have to guess.

The fixes, cheapest first

Adjust or change the fastener

A sash fastener is not a lock. Its job is to pull the two meeting rails hard together so they act as one piece. Two patterns do this properly.

A fitch fastener is a cam: you swing the lever and an eccentric arm drags the rails tight in one movement. Fast, and the standard choice on Victorian windows. Over a century the cam wears and the throw shortens, at which point it closes but no longer clamps.

A Brighton fastener works by a screw-down barrel instead. Slower to operate, but you can dial in exactly how hard the rails are pulled together, which makes it the better answer where the rails no longer meet perfectly. Fitting one is twenty minutes and four screws.

Before replacing anything, check the simple things: the keep may have worked loose and be sitting 2mm out of position, or the arm may be catching on paint build-up. Slackening the keep screws, closing the fastener and re-tightening in the closed position cures a surprising number of rattles for nothing. Move the staff bead

The staff bead is the moulded timber that runs round the inside face of the frame and holds the bottom sash in. It is fixed with oval nails, or on better work with screws and cups so it can come off cleanly. Common sections are 20mm x 15mm, 25mm x 20mm and 28mm x 20mm.

If the bottom sash rocks, take the bead off, close the sash, and refix the bead 1mm to 2mm nearer the sash — not touching, or the window will bind, but close enough that the sash cannot build up any speed. Set it with the sash closed and check the sash still slides freely through its full travel before you drive the last fixings home. If you have to fight it, you have gone 1mm too far.

This is the single most effective free repair on a rattling sash window and most joiners will do it as a matter of course during any other work.

Renew the parting bead

The parting bead is the thin strip that separates the two sashes, sitting in a groove machined into the pulley stile. It is held by friction alone — no nails, no screws — which is why it can be pulled out with pincers and pushed back in.

Standard section is 8mm x 20mm, with 8mm x 25mm and 7mm x 25mm also in use. New bead is a few pounds a length and it takes ten minutes a window. If yours is split, painted into a lump, or has been cut short by a previous repair, replace it rather than fiddling with it.

Fit brush seals — the fix that actually lasts

Everything above reduces clearance. Draught-proofing removes it, and it is the only approach that stops a sash rattling permanently while leaving it fully operable.

A proper system uses replacement staff and parting beads with an aluminium or plastic carrier routed into them, holding a brush or wool pile. Common pile heights run from around 4.5mm to 6.8mm, with 5.5mm carrier bead a typical stock item. The pile compresses against the sash, filling the clearance, so the sash is held on all four sides but still slides. A further seal goes at the meeting rails and under the bottom rail, which deals with the two remaining gaps.

Done well this stops the rattle, kills the draught and reduces noise a little as a side effect. Done badly — pile too tall, or the wrong depth of groove routed into the sash rail — it makes the window stiff and users start forcing it. Re-bed the glass

If the pane is what is moving, no amount of bead adjustment will help. Rake out the failed putty, clean the rebate back to bare timber, prime it with thinned oil-based primer so the timber does not suck the oil out of the new putty, and re-putty. Linseed oil putty is traditional and needs painting once it has skinned over, typically after a few weeks. Glazing sprigs matter here too — small headless pins driven into the rebate to hold the glass mechanically. If the previous glazier left them out, the putty alone is doing the work and the glass will move again.

Renew the cords and correct the weights

A sash with a broken cord has nothing holding it against the beads, and one hung on weights that are too light for its glass rides loose. Typical London sash weights run somewhere around 4kg to 9kg a side depending on the size of the sash and the thickness of the glass, and the pair should together roughly match the weight of the sash they carry.

Cord choice is not arbitrary either. Waxed cotton is rated roughly 30kg at 6mm, 40kg at 7mm and 8mm at 50kg. Three things not to do

Do not use self-adhesive foam strip. It is designed for hinged casement doors and windows, where the seal is compressed once and then left alone. A sash slides along its seals, and foam tears, rolls and peels within a season. It also stops the window opening cleanly, which people then force.

Do not screw or nail the window shut. Beyond losing the ventilation, a window in a bedroom or an inner room may form part of the escape route from the building. Permanently fixing one closed can compromise that, and it is worth checking before you do anything irreversible. There are proper sash stops and quadrant fasteners that restrict a window's travel while leaving it openable.

Do not seal the sashes in with silicone. It happens, usually as a quick fix by someone who is not a joiner. It bonds the sash to the beads, tears the paint film off both when anyone eventually opens it, and traps water in the rebate where it will start rot.

A rule of thumb worth remembering: if the fix stops the window opening, it is not a fix. A sash window that cannot be opened is a fixed light with a hundred and fifty years of moving parts in it, and the joinery deteriorates faster once nothing runs.

What it is likely to cost

Adjusting a fastener or refixing a staff bead is usually folded into any other visit at no meaningful charge. A new parting bead is a few pounds in materials. A new fastener is under £50 fitted for a decent solid brass one.

Full draught-proofing with replacement carrier beads, meeting rail seal and bottom rail seal — the version that ends the problem for twenty years — runs in the region of £250 to £450 a window in London, depending on size, access and how much easing and adjustment the sashes need first. That figure normally includes new cords, which is the right way to buy it since the beads have to come off anyway.

If it is more than a rattle

A sash that rattles and also sticks, or rattles and will not stay up, is telling you about more than clearance. Sticking usually means paint build-up, swelling or a seized pulley, and that is a different diagnosis — start with our guide to a stuck sash window.
